Your experience as an investor and your credit history play a crucial role in determining your leverage. While we are open to working with first-time investors, certain restrictions on leverage may apply based on experience levels.

How do we calculate experience?

At Rose Gold Lending, we assess borrower experience by considering your direct involvement in real estate projects over the past four years. This experience is crucial as it demonstrates your familiarity with the complexities of property investment and renovation.

Experience is primarily measured by the number of flips you’ve successfully completed or rental properties you’ve purchased during this period. However, we recognize that relevant expertise can come from various roles in the real estate sector. If you’ve been a contractor or a real estate agent, you can also demonstrate your experience by providing documentation of deals where you played a significant role, with your name officially associated with the projects.

This inclusive approach to evaluating experience ensures that we accurately assess the capabilities of each borrower, tailoring our lending solutions to fit your unique background and expertise in the real estate market.
